Miles Treaster

Managing Partner

Miles is managing partner and co-founder of Five Horizons Partners. Prior to founding FHP, Miles served as Managing Director at Westbrook Partners for 14 years, where he was responsible for west coast investments and a member of the global investment committee. Prior to joining Westbrook, Miles was a Principal at Helix Pacific, in charge of west coast operations, including acquisitions, development, joint-venture opportunities, investment management and investor relations. Prior to joining Helix, he served as Managing Director of west coast operations at DRA Advisors. He received a Bachelors degree from the University of California, Davis. Miles resides in San Francisco and enjoys hiking, strength training, and fly fishing.

Ben London

Managing Partner

Ben is a managing partner and co-founder of Five Horizons Partners. Prior to founding FHP, Ben was responsible for running his family office, London Management Corp., and was a co-founder and Managing Principal of Georgica Capital Partners, a Co-GP Platform formed in 2018 focused on acquiring multifamily communities primary in the Sun Belt and mid-Atlantic. Between London Management Corp and Georgica Capital Partners, Mr. London acquired over 7,000 multifamily units since 2015. Ben began his career in real estate as a transactional attorney at Herrick Feinstein. He received a Bachelors degree from Dartmouth University and a JD from Fordham Law School. Ben resides in Miami with his wife and two kids and is a passionate alpine skiier.

Curtis Sachs

Managing Partner

Curtis is managing partner and co-founder of Five Horizons Partners.  He has over 20+ years of direct real estate experience having managed and underwritten over $3 billion of hospitality, residential (condominium and multifamily), retail and office investments across the United States.  Mr. Sachs is a partner with his family office, Sachs Companies, and serves on the Executive Board of Cape Resorts & Hotels where he previously worked for over 12 years. Prior to Cape Advisors, Mr. Sachs worked in the Real Estate Credit Group at PB Capital Corporation focusing on loans $50MM and up to institutional investors across the country as well as spent two years as a relationship manager at M&T Bank in New York. He received a Bachelors degree with a concentration in Real Estate and Finance from the School of Hotel Administration at Cornell University. Curtis resides in New York City with his wife and two daughters.

Mike Sanford

Managing Partner

Mike is managing partner and co-founder of Five Horizons Partners. Mike has over 25 years of commercial real estate experience, primarily building teams and investment platforms for large publicly traded and private companies. Over the course of his real estate career, he has been responsible for over $8 billion of investment activity, which includes numerous acquisitions and over 8 million square feet of development. Prior to founding FHP, Mike served as the Chief Executive Officer of CFLD (US) Inc., the U S business division of CFLD International. He previously worked for many well-known publicly traded REITs, including as an Executive Vice President at Kilroy Realty Corporation (NYSE: KRC), and held other senior positions at Equity Office Properties (NYSE: EOP), Spieker Properties (NYSE: SPK), and Bay Apartment Communities (NYSE: BAC). He also served as an SVP at the privately held Lowe Enterprises. He received a Bachelors degree and an MBA from the University of California, Berkeley. Mike resides in Eldorado Hills, CA with his wife and two kids and enjoys wake surfing in the Summer and skiing in the Winter.

Will La Herran

CFO

Will is the Chief Financial Officer of Five Horizons Partners.  Will has over 35 years of experience in finance and real estate industries at several international companies, public companies and private real estate partnerships.  His more recent positions have included, CFO of KT Urban, a leading private development company in Silicon Valley, CFO of CFLD US, a global real estate developer of large-scale mixed-use city development projects, where he was responsible for US capital markets and operations, and CFO and Treasurer of UCP, Inc. (NYSE: UCP), a residential developer, where he was instrumental in growing the company from pre-revenue to over $400 MM of annualized revenue and completing an IPO in 2013. At UCP Will was responsible for all of the company’s financing (senior debt, bond and equity) and accounting activities, as well as designing and implementing a SOX compliant ERP and accounting system and all Board and SEC reporting. Resides in San Mateo and enjoys gardening and Sunday dinners with his family.
